Includes the establishment fee, three months of additional funds, and optional Recovery Amenities ($40,000 to $67,000; no expense if omitted). Assumes renting. Buying or building property adds excluded real estate, building-permit, and financing costs.

The establishment fee and separate document preparation fee of up to $2,500 are due at signing and nonrefundable. Certain approved US military veterans may receive up to 25% off the establishment fee.

Selected fees

  • RoyaltyGreater of 7% of Gross Sales or $2,500 per month

    The minimum starts at opening and is paid monthly in advance; any sales-based balance is due the following month. Gross Sales covers services, products, and other studio income, with specified exclusions. The opening estimate includes three months of minimum royalty.

  • Advertising contributionA monthly Brand Fund contribution is required.

    This contribution is separate from local marketing. Fund spending does not have to match your contribution or directly benefit your studio.

  • Local marketing$2,500 per month for local marketing, starting at opening

    Pay F45 monthly in advance. If F45 waives the fee, spend at least $2,500 monthly on approved local advertising and report that spending quarterly. Required co-op payments count toward this obligation and cannot exceed it. Grand-opening spending does not count toward local advertising spending.

Your role

You designate an approved Key Person to oversee the business, even if F45 permits a General Manager to supervise operations.

Owner involvement
The Key Person supervises full time and cannot engage in any other business unless F45 approves a General Manager.
Main responsibilities
You make employment decisions, including hiring, pay, scheduling, and staff supervision.
Manager requirements
An entity's approved Key Person must own at least 10% unless F45 consents otherwise.
