Standard fee in US dollars, due at signing and nonrefundable. Eligible buyers may receive a discount or real estate license credit; only one discount or credit applies.

Selected fees

  • Royalty7% of monthly Gross Revenue or the minimum royalty, whichever is greater

    Minimum: $15/unit monthly, with floors of $250 in months 5-12, $500 in 13-24, $1,000 in 25-35, $1,500 in 36-47, $2,250 in 48-55 and $3,000 from 56. Starts 120 days after signing or upon using the System, whichever is sooner. Fixed-dollar fees may rise with inflation under stated conditions.

  • Advertising contributionMonthly: 1% of Gross Revenue or $2 per managed unit, whichever is greater

    The Brand Development Fund rate may rise to 3% with 30 days' written notice. It is separate from local spending and the Keyrenter Marketing Fee. A unit is a separate dwelling under management. Fixed-dollar fees may rise with inflation under stated conditions.

  • Local marketingAfter opening: $1,425 or 3% of the prior month's Gross Revenue monthly, whichever is greater

    Local marketing and lead-generation spending starts 90 days after signing, with a $1,425 monthly minimum before opening. Pay any shortfall to Keyrenter. Advertising needs approval. The requirement may change; a future cooperative may impose a higher amount. The separate Keyrenter Marketing Fee also applies.
